We analyse the status quo of the geographical area in which the proposed development will be situated in terms of the present urban logic. We investigate the most probable urban future of the surrounding area of the Site.

 

From this, we define the merit of the proposed development by applying ongoing planning principles, past and future land use trends, and probable development outcomes. We test this against applicable legislation and municipal spatial development policies.

 

We identify any gaps, discrepancies or alternative possibilities within the spatial planning policies.

We formulate a most probable future scenario that will unfold over the short and medium terms.

 

We go into discussion with the municipal planning professional to negotiate an acceptable approach to the proposed development from the municipal viewpoint.

 

Together with the client, we formulate a probability for success and plot a strategic path for decision-making and project management for the application.

 

During the application process, the proposal is sent to the local Ward Committee that is constituted of the Ward Councillor and several elected members of the community for this purpose. They provide the application’s municipal evaluation process with the broader community inputs regarding the proposed development. Direct stakeholders can provide inputs through the public participation process that legislation provide – i.e. objections, etc.
